Hamiltons Design New Fetter Lane Offices

Hamiltons has designed this new office scheme that will sit in the heart of the City of London off New Fetter Lane and to the immediate west of New Street Square.
The scheme is being developed by Great Capital Partnership and sits on a triangular site on the western side of New Fetter Lane at 12-14. Once built it will reach a height of 59.35 metres tall making it a notable addition to the skyline for this part of London if you are viewing from the right angles.
This height pushes it above the consultation threshold by 20 metres but fortunately for the developers it will be obscured from view thanks to being hidden behind existing developments showing that sometimes height limits are an academic exercise rather than absolute restrictions.
It features a ground floor level for entrances to the offices above and retail outlets located behind clear glazing, and then 12 storeys of office clad in glass with metal edges for each floor. In all there will be 19,622 square metres of space for offices.
12-14 New Fetter Lane will be entirely car free with not one iota of parking provided although in the basement there will be space for 77 bicycles. Given the excellent public transport in the area that makes it only a short walk from Chancery Lane underground station and bus routes go right past the front door, this should be little problem for potential occupiers.
The design of the building rises from four floors on the section overlooking New Fetter Lane to a maximum of 13 floors at its highest point in a series of steps that take advantage of the triangular site plan by creating a shape akin to a fan. Located on the top of each of these steps will be a collection of roof terraces for the occupiers of the offices to enjoy that should also help maximise the amount of natural light.
